Old woodwork needs the right touch
Original trim, stair rails, panelled doors and built-ins are the reason these houses feel the way they do, and they're easy to damage without meaning to. Too much water swells a joint. The wrong spray dulls a finish you can't get back. We dust woodwork dry first, then use as little moisture as the job needs and buff it off straight away. Carved detail and beading get a soft brush rather than a cloth dragged across them. If something in your home has a finish you're protective of, show us once and we'll treat it that way from then on.
Hardwood floors, rugs and the grit that scratches them
Most of the wear on an old floor comes from grit, not from feet. Sand and street dust get walked in, then ground across the boards all week. We vacuum thoroughly before anything damp goes near a floor, including the edges and under the rug fringes where it hides. Then a barely damp mop, worked with the grain, and no puddles left sitting in the seams. Rugs get lifted where we can rather than cleaned around. It's slower than a wet mop and a bucket, but it's the difference between a floor that lasts and one that goes grey.
Dust, allergies and older houses
Older homes hold dust in more places — picture rails, radiator backs, the tops of door casings, deep window reveals. That's where dust mites settle and where allergy trouble usually starts. We work through those spots properly instead of skimming the surfaces you can see from the doorway. In spring and again when cedar fever rolls through, we pay closer attention to sills and window tracks, because that's where the pollen lands after it comes through an old sash. If someone in the house has asthma, say so and we'll adjust what we use.

University Park questions we hear a lot
My house is old and the woodwork is original. Will you use anything harsh on it?
No. We use mild products and as little moisture as the job needs on any original woodwork, and we buff it dry rather than leaving it damp. Detailed mouldings get a soft brush. If there's a piece you're especially protective of, walk us through it on the first visit and we'll note exactly how you want it handled.
Can you clean while I'm out near SMU or running errands?
Yes, and most of our University Park customers prefer it that way. We arrange a key or a code, you go about your day, and you come home to a finished house. Some people head to Snider Plaza or take a walk at Centennial Park. We lock up carefully every time, and we're insured and bonded.
Do these older homes get worse allergy dust than newer ones?
They often hold it in more places — deep window reveals, picture rails, the tops of door frames, behind radiators. Those spots go untouched in a quick clean and that's where dust mites live. We work through them properly, and during heavy pollen or cedar fever we give sills and window tracks extra attention.
