Carpet, stairs and 1990s square footage
The Firewheel builds came with carpet nearly everywhere and a staircase in the middle. Carpet is a sponge for dander, pollen and everything the kids bring in from the yard, so it gets slow, overlapping passes rather than one lap of the room. Stairs are done by hand, tread and riser, including the vertical bit everyone forgets. High ceilings mean cobwebs in corners you never look at and fan blades that throw dust across a whole room when they start up in May. We bring an extension pole and we use it.
Damp air, old windows and the mildew that follows
Down by Duck Creek the air sits heavy after rain, and older Garland houses show it. Black speckle along the shower caulk, a musty smell in a hall closet, condensation pooling in aluminum window frames through January. We treat the mildew where it is, dry the surface properly instead of leaving it wet, and clean out the weep holes and tracks so water has somewhere to go. If a closet keeps smelling, say so — usually it's a wall backing onto an exterior corner, and there are cheap fixes we'll point you at.

Club Hill still has original tile, terrazzo entries and thin-veneer cabinet doors that don't forgive a scouring pad. Garland questions we hear a lot
Our Firewheel house has a two-story family room. Do you clean the fans and the high windows?
The fans, yes, and any high ledge we can reach safely from a step ladder. Interior glass on the ground floor gets done as standard. The tall panes above the fireplace we'll do if there's a safe way to stand; if there isn't, we'll say so rather than balance on your furniture. Outside glass is a separate trade and we'll tell you that straight.
We're close to the creek and get mildew on the window tracks every winter. Can you keep on top of it?
Yes, and it's worth putting on the regular list rather than waiting for it to go black. Every visit we wipe the tracks dry, clear the drain holes and check the corners of the frames. In a damp winter you may want the bathrooms and the north-facing rooms done more often — we can do that for part of the year and drop back in summer.
We have two cats and my son has asthma. What do you do differently?
Three things. We vacuum with sealed HEPA machines so what comes up stays up. We change his bedding and do his room first, while the house is still settled and before dust is moving. And we keep fragrance out of it — no scented sprays, no plug-ins, no lemon fog left behind. Plain clean, which is what most asthma families in Garland are after.
